Extending on this, the new footprint will be 14,000m² of net floor area, facilitating a 3000m² doctors surgery, gym and rehabilitation center, in addition to a variety of complimentary health, medical and fitness services. </div><div>The high volume internal space and existing central expressed roof will delineate the core of the buildings new life,with a 700sqm centralised atrium accessible from all tenancies and filled with natural light; additional void spaces to allow connections between levels; and a circulation hub in the form of balcony walkways which will encourage activity and engagement between the building uses.</div><div>The space is finished with a selection of enduring materials including, glass, white concrete and timbers that deliver a sense of quality and feeling of warmth and comfort. Externally, the façade is re-engaged with its setting, proudly addressing the street with new shopfronts, awnings and expressed entry foyers, finished with glass, metals, paints and hints of timber and white concrete providing a subtle association with the internal spaces.</div><div>This project has experienced a rigorous design process through a team of specialist design consultants, ensuring, all aspects of the project have been carefully considered and designed to meet statutory and regulatory requirements.</div><div>Construction will be completed by <a href="https://evansbuilt.com.au/">Evans Built</a> and is expected to be finalised this time next year! So we asked Giorgio Marfella, lecturer in Construction Management and Architecture at the Melbourne School of Design – what’s the limit when you’re building in the sky?</div><div>Marfella says technological advances combined with logics of economic development are the main reasons high-rise habitats are now luxurious and elite, where once it was frowned upon to sleep or work in the upper levels of a building.</div><div>In houses and offices in the past, the first floor was the prime real estate because you didn’t need to use the stairs. But since the introduction of lifts in the late 1800s, it’s now possible to enjoy expansive views of the city, with no dust, less noise, and a speedy trip from the ground floor to the top.</div><div>Visionary architects once saw a future where the high-rise was a mark of prestige, and lifts have been the key technology to advance the development of record-breaking building heights. This building, which has been dubbed “Silva”, will be 80% made from locally sourced cross-laminated timber (CLT) with glulam plywood bracing. </div><div>Scheduled for completion in 2020, the towers will be part of the new Belvedere quarter adjacent to the city’s Saint-Jean station.</div><div>Both designs were chosen in an open competition held by Bordeaux Euratlantique, judged by a jury chaired by city mayor and former prime minister of France, Alain Juppé.</div><div>Work on Hypérion is expected to begin on site in September 2017.</div><div>The timber tower scheme won plaudits from environmentalists.</div><div>“This is a major contribution to the development of this technology,” said Canddie Magdelenat, who heads the Sustainable Cities Programme at the WWF, to Le Monde.</div><div>“On more traditional sites, the construction phase is very energy-intensive and really needs to be improved. CLT has the additional merit of using very little glue, and therefore to limit emissions of pollutants such as volatile organic compounds.”</div><div>Silva: the wooden office designed by Art &amp; Build (Rendering courtesy of the architect)</div><div>She added that CLT technology was still underdeveloped in France, particularly in comparison withCanada’s recent achievements with the material.</div><div>Another large wooden building has already been earmarked for the Ris-Orangis commune in the southern outskirts of Paris. This will be a 150m long, four-storey structure designed by Wilmotte &amp; Associés that is due to be completed in September next year.</div><div>The building material in this case will be Austrian pine, but the wood will be imported as logs and processed into CLT locally.</div><img src="http://static.wixstatic.com/media/248d0b_d626fc861e12438ca4ea183c7e254973.jpg"/><div>Guillaume Poitrinal, the president of Woodeum, defended the material against charges that it presented more of a fire hazard than concrete frame structures.</div><div>“Wood of this type is as good at resisting fire as concrete,” he said. “Concrete doesn’t burn, but it may collapse at high temperatures, and although wood is combustible, the more massive it is, the more slowly it burns.
